Berthoud sits south of Loveland on US 287. Its historic downtown along Mountain Avenue is surrounded by some of the newest neighborhoods in our service area, and the town’s rules put more of the sewer connection on the owner than many people expect. We inspect, repair and replace sewer and water service lines across Berthoud.

Call nowBerthoud homes, by the numbers
Berthoud has about 14,080 residents (U.S. Census Bureau, Vintage 2025 estimate), roughly 36% more than in 2020. More than half of its homes, 56%, were built in 2010 or later, and the median home dates from 2011. Yet 14% were built before 1980 and 7% before 1960 (ACS 2024 5-year estimates). That older share is larger than in Windsor, Johnstown, Wellington, Timnath or Severance, so Berthoud really does have two housing stocks.
Old Berthoud and new Berthoud
Mountain Avenue and the downtown blocks. Berthoud’s older homes cluster around downtown. Original lines in houses this age may be clay or cast iron, and mature trees make roots a common cause of slow drains and backups. Fiber pipe, used in some mid-century homes, may turn up too. A line that still holds its shape can often be lined from the inside instead of dug up.
Heron Lakes and the newer neighborhoods. Most lines here are PVC. They resist roots, but settling trench backfill, sags and joints pulled apart by moving soil are common in new construction, as is damage from landscaping, fences and sprinkler work. A camera run before the builder’s warranty runs out is a cheap way to catch these problems while a claim is still possible.
What Berthoud’s ordinance says you own
Under Berthoud’s Ordinance 708, the town owns and maintains the wastewater mains, manholes and regional lift stations. The property owner maintains the wastewater service line and its attachment to the main line. That last part matters: in Berthoud, even the point where your line connects to the main is the owner’s responsibility, so a failed tap is a private repair. Ordinances can be amended, so we confirm the current rules with the town before work starts.
Why the camera comes first here
With older downtown lines and brand-new subdivisions side by side, there is no typical Berthoud sewer job. A collapsing clay line near downtown may need excavation or pipe bursting. A sagging section in a newer neighborhood needs re-laying at the right slope. A cracked but straight line can often be lined. The camera inspection decides, the locator marks the spot and depth on the ground, and the video goes to you. How camera inspections work.
Ground and frost
Berthoud’s buried lines deal with the same stresses as the rest of Northern Colorado. Expansive clay, which the Colorado Geological Survey calls the state’s most significant geologic hazard, swells and shrinks with moisture and can crack pipe or create low spots. Larimer County’s minimum frost protection depth for foundations is 30 inches, and lines laid shallow are more exposed to freeze-thaw movement. Every dig starts with an 811 locate request.

Berthoud FAQ
Is the sewer tap my responsibility in Berthoud?
Yes. Ordinance 708 has the property owner maintain the wastewater service line and its attachment to the main. The town maintains the mains, manholes and regional lift stations.
What does the Town of Berthoud maintain?
The wastewater mains, the manholes and the regional lift stations. If a blockage or break is in one of those, it is the town’s to fix, so call the town first if sewage is backing up.
My Berthoud home is new. Do I still need a sewer scope before I buy?
It is worth it. More than half of Berthoud’s homes were built in 2010 or later, and new lines still sag, separate at joints or get damaged by later projects. A scope is cheap compared with the repair it can uncover.
